Our monthly Market Report provides meaningful and valuable information, to empower buyers and sellers who are considering a real estate transaction in Nassau or Paradise Island (Bahamas).

If you're considering selling your property or buying property on Nassau or Paradise Island, it's essential to understand what's happening in The Bahamas' real estate market. Knowing the most important data, such as median and average prices, the number of properties sold, the number of new listings, and the days on the market will better prepare you for selling or buying.

We are happy to share our July 2026 analysis of the Nassau and Paradise Island market. We also encourage you to review our quarterly market reports on Abaco, Eleuthera, Exuma, Grand Bahama and New Providence.

Our market reports provide Morley's interpretation of the data from the Bahamas Real Estate Association MLS. Even though the MLS does not include all real estate sales and related real estate data, we believe the MLS data is reasonable and consistent to be reliable to use to estimate local real estate trends. 

Here's everything that happened in our real estate market last month.


HOME MARKET SUMMARY

The Nassau housing market in July recorded fewer new listing, contracted sales, and completed sales compared to last year. Pricing trends were mixed, with the median sales price declining while the average sales price increased significantly. Year-to-date figures continue to reflect stronger contract activity, improved closings, and higher average pricing, although homes are taking longer to sell overall.

New Listings declined 27.8% year-over-year, with 39 homes brought to market compared to 54 in July 2025. However, YTD new listings remain up 6.6%, increasing to 353 homes compared to 331 during the same period last year, indicating that overall housing inventory has continued to improve throughout 2026.

Contracted Sales decreased 21.2% YoY to 41 homes, down from 52 in July 2025. Despite the year-over-year decline, YTD contracted sales remain significantly higher, rising 22.3% to 367 homes compared to 300 last year, suggesting that buyer activity remains ahead of 2025 overall.

Completed Sales declined slightly by 5.0% YoY, with 19 closings compared to 20 in July 2025. On a YTD basis, completed sales remain up 5.1%, increasing to 103 closings from 98 last year,
indicating that overall transaction volume continues to remain modestly ahead of 2025.

Market pace improved slightly during the month, with Median Days on Market decreasing 5.6% YoY to 84 days from 89 days in July 2025. However, the broader YTD trend remains slower, with median days on market rising 21.3% to 111 days compared to 92 days last year.

Pricing trends were mixed for the month. The Median Sales Price declined 14.5% YoY to $555,000 from $649,000, while the Average Sales Price increased 36.0% to $1,230,379 compared to $905,020 last July. On a YTD basis, the Median Sales Price is down 4.9% to
$580,000, while the Average Sales Price increased 36.3% to $1,368,837. This suggests that a greater concentration of higher-value transactions continues to influence the average sales price.

The Average List-to-Sale Ratio declined slightly to 92.6%, down 0.6% from 93.1% in July 2025. YTD, the ratio improved modestly to 93.8% from 93.2%, reflecting continued stability in seller pricing relative to asking values.

Overall, July’s housing data reflects a market with softer monthly transaction activity and mixed pricing trends. While new listings, contracted sales, and completed sales declined compared to last July, the broader YTD figures continue to show stronger contract activity, higher completed sales, and significant growth in average pricing.

LAND MARKET SUMMARY

The Nassau land market in July showed stronger contracted and completed sales activity, along with significant pricing growth, despite a decline in new listings and a slower monthly market pace. Year-to-date performance remains positive across most key indicators, supported by higher inventory, stronger transaction activity, faster overall sales, and improved pricing.

New Listings declined 11.5% YoY, with 23 parcels brought to market compared to 26 in July 2025. However, YTD new listings remain up 9.1%, increasing to 156 parcels compared to 143 during the same period last year, showing that overall land inventory has continued to expand compared to 2025.

Contracted Sales increased 9.1% YoY to 36 parcels, up from 33 in July 2025. YTD contracted sales remain significantly higher, rising 26.2% to 294 parcels compared to 233 last year, highlighting continued buyer interest in land throughout the Nassau market.

Completed Sales increased 57.1% YoY, with 11 closings compared to 7 in July 2025. On a YTD basis, completed sales are up 36.6%, rising to 56 closings from 41 last year, indicating that a
greater number of land transactions are successfully moving through to completion.

Market pace slowed during the month, with Median Days on Market increasing 46.5% YoY to 249 days compared to 170 days in July 2025. However, the broader YTD trend remains improved, with median days on market declining 11.5% to 151 days compared to 170 days last year.

Pricing strengthened considerably during the month and remains higher on a year-to-date basis. The Median Sales Price increased 27.1% YoY to $150,000 from $118,000, while the Average Sales Price rose 62.5% to $206,364 compared to $127,000 last July. YTD, the Median
Sales Price is up 11.1% to $150,000, and the Average Sales Price increased 48.3% to $393,441, reflecting stronger overall pricing across the land market.

The Average List-to-Sale Ratio increased to 99.0% from 93.8%, a 5.5% improvement, indicating that parcels sold much closer to their asking prices than they did last year. YTD, the ratio also improved to 95.1% from 94.3%, an increase of 0.8%.

Overall, July’s land data reflects a market with stronger sales activity, significant pricing growth, and continued year-to-date expansion. While monthly new listings declined and parcels took longer to sell during July, the broader YTD figures continue to show an active and healthy land market.
