HOME MARKET SUMMARY
The Nassau housing market showed a mix of slowing supply and steady buyer demand in September, accompanied by higher pricing levels.
New Listings declined 23.1% year-over-year (YoY), dropping to 40 compared to 52 in September 2024. This brings the year-to-date (YTD) total down 16.6%, underscoring the persistent shortage of fresh inventory entering the market.
Contracted Sales rose 54.3% YoY to 54 homes under contract, extending the YTD gain to 36.8%. This reflects that while fewer new listings are coming to the market, buyer demand continues to push activity forward.
Completed Sales posted a smaller increase, rising 6.7% YoY to 16 closings. Even with this increase, YTD sales remain slightly negative, down 6.8%, pointing to some ongoing delays in
transactions reaching the finish line.
Median Days on the Market increased 17.7% YoY to 137 days, indicating a longer selling cycle compared to last year. Despite this slowdown, prices continued to change. The Median Sales
Price dropped 11.5 % to $615,000, while the Average Price rose 66.3% YoY to $2.1 million. These gains suggest that higher-value properties are sustaining market activity.
The Average List-to-Sale Price Ratio improved slightly to 93.0%, up from 92.6% in September 2024. YTD, it sits at 93.3%, nearly identical to last year, indicating that buyers and sellers remain relatively aligned on valuations.

LAND MARKET SUMMARY
The Nassau land market had some struggles in September, defined by steep declines in listings despite some improvements in completed and contracted transactions.
New Listings plummeted 42.6% YoY, falling to just 27 parcels compared to 47 last September. YTD, supply is down 42.9%, keeping available inventory thin.
Contracted Sales increased 84.6% YoY to 24 parcels under contract, showing some of the continued strength seen earlier in 2025. On a YTD basis, contracts are also up 67.4%, reinforcing the increase in buyer activity.
Completed Sales also posted a modest gain, up 16.7% YoY with 7 closings compared to 6 in September 2024. Still, YTD transactions are down 51.5%, showing that this uptick is more of an exception than a reversal of trend.
The Median Days on the Market jumped, climbing 24.8% YoY to 63 days, indicating slower closing periods for land. Pricing, meanwhile, weakened: the Median Price dropped 38.0% to $155,000, and the Average Price fell 16.1% to about $196,000.
The Average List-to-Sale Price Ratio softened to 94.1%, down 5.0% YoY, reflecting greater buyer leverage and more aggressive negotiations.
Overall, September’s land market remained under pressure with fewer listings, reduced buyer activity, and longer timelines to sale. While September saw a small increase in closings, it was not enough to outweigh the broader YTD declines.
