Your ideas of home go well beyond the physical characteristics that every house offers because you want your home to reflect your everyday lifestyle.

The Home Buying Process

  • Know your lifestyle so you understand the type of home you want, the features, your wants, needs, location, number of bedrooms, and a list of desired amenities.
  • Choose one of our agents that you feel is best qualified and suited for the type of real estate you need. Our agents specialize in different areas of Bahamas real estate and have developed strengths based on their education and years of practical experience.
  • The Relationship: Morley agents carefully listen while you share your investment goals, reasons for buying, desired lifestyle, and timeframe for purchasing. We share with you a complete picture of the steps involved in purchasing property in the Bahamas. Our relationship starts by sharing information, knowledge of the Bahamas and the island real estate market, attorney recommendations, and living in and enjoying our paradise.
  • For those buyers needing financing, we encourage you to visit your mortgage officer early in the process to become pre-approved to help narrow the price range.

  • Creating a buyer profile allows you to enter your property search details for instant notification when a new property comes on the market, matching your requirements.
  • Search our website for all available Bahamas properties to meet your lifestyle. Your agent will make appointments to show you properties that meet your requirements.
  • Once you have found and visited a property you want to buy, your agent will prepare a written letter of intent that includes all business terms, conditions, contingencies, and any financing requirement. The letter of intent is then presented to the seller to start the negotiation process.
  • When negotiations are complete, you and the seller both sign the final letter of intent. The seller's attorney and your attorney receive a copy of the letter of intent. The seller's attorney then creates the Agreement for Sale based on the contents of the executed letter of intent. You will pay your attorney a 10% deposit before you execute the Agreement for Sale.
  • Under the Financial Transactions Report Act, 2018, all real estate agents and developers (as well as attorneys) are required to obtain Know Your Client/Customer (KYC) information on both the buyer and seller in a real estate sale or purchase.
  • Additional services: If your purchase of the property requires bank financing or a home inspection, or homeowner's insurance, your Morley agent is happy to assist you with these too.
