Great Abaco & Abaco Cays
Q2 2026 Real Estate Market Update



Abaco’s Q2 2026 market was mixed. New listings declined across both homes and land, but completed sales improved significantly from Q1.



Abaco Homes

New home listings fell to 44, down 30.2% year-over-year, while contracted sales declined to 15. Completed sales improved to 23, up 64.3% from the previous quarter.

The average sales price was approximately $1.61 million, with a median of $1.38 million. Prices remained well above last year, although homes took a median of 222 days to sell. The list-to-sale ratio fell to 86.6%, indicating greater negotiating room for buyers.



Abaco Land

Land listings declined to 38, while contracted sales remained steady at 31. Completed sales rose to 25, up 66.7% from Q1.

The average land price was approximately $357,000, with a median of $170,000. Land sold in a median of 163 days, with sellers achieving 92.8% of asking price.



Abaco Market Takeaway

Abaco entered Q3 with less new inventory but stronger closing activity. Buyers may find room to negotiate, while sellers should remain realistic and well informed when pricing.
