Abaco’s real estate market showed healthy momentum this quarter, with 63 new home listings (+23.5% year-over-year) and stronger demand as 22 completed sales closed, up from 15 in Q1. While luxury sales cooled, mid-market transactions drove activity, bringing the median home price to $392,500. Homes also sold faster, with median days on market dropping to 143, though buyers negotiated more aggressively, pushing the list-to-sale ratio down to 87%.
In the land market, 54 new listings came online, while demand remained steady with 31 contracted and 26 completed sales. Prices rebounded significantly, with the median climbing 66.6% to $149,950. Still, sellers accepted deeper discounts, as the list-to-sale ratio eased to 89.2%. Meanwhile, days on market lengthened to 226, reflecting slower negotiations on higher-value parcels.
