The Bahamas real estate market remained mixed in Q3 2026, with each island showing different trends across homes and land. A common theme emerged:Â buyer activity slowed in most home markets, selling times improved across several islands, and land sales and pricing remained more variable.

New Providence remained relatively steady. Completed home sales were above last year despite easing from Q2, while homes sold faster and average prices increased. Land activity also remained ahead of last year, with strong pricing and sales closing at 100% of asking price on average. Abaco saw home prices remain above last year despite easing from Q2, while completed sales declined. Its land market softened, with weaker sales activity, lower prices and longer selling times.

Eleuthera recorded slower home sales despite more new listings, although homes that sold moved quickly and close to asking price. Land performed better, with increases in contracted and completed sales alongside stronger pricing. Exuma saw more completed home sales, shorter selling times and sharply higher prices, potentially influenced by a small number of high-value transactions. Land buyer activity improved, although prices remained below last year.

Grand Bahama experienced softer home buyer activity and lower prices, while completed sales held steady from Q2 and selling times improved. Its land market recorded a significant increase in contracted sales and much faster selling times, although buyers negotiated further below asking price.

Across The Bahamas, market conditions continued to vary by island and property type. Most home sales closed above 90% of asking price, while land results ranged more widely, reflecting differences in demand and negotiating conditions.

Heading into Q4, realistic pricing and an understanding of local market conditions remain important for buyers, sellers and investors navigating a selective market.
