Eleuthera’s housing market cooled slightly in supply this quarter, with 35 new home listings (down 20.5% from Q1), but demand remained steady. 14 homes went under contract and 8 sales closed, showing consistent buyer activity despite fewer listings. Prices trended upward, with the median sales price jumping 34.6% to $842,375, suggesting renewed strength in mid- to upper-tier homes. Transactions also moved faster, as median days on market dropped to 76—nearly half the time seen last quarter—though the list-to-sale ratio eased to 90.2%, reflecting ongoing negotiations.
The land market also saw fewer listings, with 47 new parcels, down from 61 in Q1. Buyer activity strengthened, with 27 contracted and 19 completed sales, supported by more affordable options. Prices rebounded, with the median land sales price up 42.4% to $71,200. However, sellers faced longer wait times as the median days on market surged to 210, and buyers gained leverage with the list-to-sale ratio softening to 85.3%.
