Exuma’s housing market slowed in supply but showed a flicker of buyer activity this quarter. Only 6 new home listings came to market, down sharply from 13 in Q1 and 71% below last year, marking one of the lowest inventory levels in recent quarters. Demand, however, showed some life: 6 homes went under contract (a 200% increase from Q1), though just 2 sales closed, reflecting Exuma’s typically lean volumes. Prices stepped back from recent luxury peaks, with the median sales price at $1.84M, down 30% from Q1. Still, homes moved faster, with median days on market improving to 130 from 236, and sellers continued landing strong offers at 94.5% of asking prices.
In the land market, supply also tightened, with 21 new listings (down 52% from Q1). Demand remained present, with 18 contracts and a surge in closings to 9 sales, more than quadruple Q1. Prices rebounded strongly, as the median land price rose 379% to $85,000, reflecting renewed mid-range sales. Sellers fared better with a list-to-sale ratio of 91.9%, though land moved slower, with days on market extending to 233.
